My wife and I are first time homeowners. House was built in 1967 and was genuinely very well built all around. I mean the floor joists are immaculate, the subfloors were really good when we pulled the carpet with some minor low spots here and there, all the doors swing freely, the windows don’t leak or jam, the roof for how old it was is pristine, all the bricks are in great condition outside other than some hairline vertical cracks here and there. It’s got a little over an acre with it with a size able detached garage/man cave and yard barn. Its in an incredible neighborhood (families, kids riding their bikes, right next to a great school, we checked everything off our list with this place) It sits close to the side of a hill which I feel is the root of the problem (erosion over time washing out the hill and pulling/pushing on the wall or house) would be happy to DM outside pics to someone interested in evaluating, but I’m not doxxing my neighborhood lol. Everyone I’ve talked to so far has said that this is pretty normal for a house of this age, however I’m aware of the shifting these types of cracks can indicate. I do not think the shifting is currently active to a point where the whole thing will go anytime soon, and it doesn’t leak when it rains. The bottom is flush and the top is about 3/8 pushed outward, theres is no spread over a 1/4 in and the motor joint is not cracked all the way through. There are indications of replaced bricks/joints here and there around the basement, but nothing crazy. looking for an informed opinion on the severity of the shifting and how much a possible repair could cost because later or very later I’d like to seal up the basement and semi finish it. This is the only side of the basement with cracks like this. I really love this house and want to stay here for the next 20-35 years (26 now) so I’m committed to making it last.
