Hello, Last September 1, I moved into a 1bedroom that frankly was in bad shape when I moved in. My landlord was completely useless with any repairs and in fact I coordinated hiring/installations of things that needed to be replaced. I installed a new microwave, repaired bathroom fixtures, replaced window screens, bought outside trash barrels, hired electricians to replace wiring in broken outlets, and sat back while he dragged his feet and claimed the HVAC system was working fine (spoiler - the entire system ended up needing to be replaced). I didn’t even have a mailbox because the door to it was open, and the post office said he (not I) needed to fix the mailbox. 9 months after moving in, he slapped a door on the mailbox that broke again within 2 weeks. Through all of this, my landlord was not helpful at all. He would not take charge on any of the repairs. Though I kept receipts on physical items I had to purchase for the apartments repairs, I didn’t itemize the time I spent coordinating, the time I took off work, or had to work from home to meet contractors (many of whom wouldn’t even show up). He offered me relief on one half of one month’s rent to cover time and materials for all repairs. In short, it was a complete disaster living in the apartment. 3 months ago, I found mice poop under my sink. I reported it immediately to the landlord and asked he coordinate an exterminator. I had reached out to the exterminator myself but they noted that because there’s other units in the triple decker, it’s fruitless to hire an exterminator without getting them on board. Unfortunately, this meant I had to get my landlord to take point in this — 3 months later (and biweekly reminders), he has yet to hire an exterminator. I’ve found more mouse poop in the bathroom, in my closet, and most disgustingly, under my bed. Because of the frustration and conditions, I found another apartment that let me move in early so I don’t maintain residence at this unit, though I still have some items there. My question is - is there any sort of relief or anything I can do to make this situation right? Am I entitled, as a renter, to any kind of compensation for living in a mouse infested rundown apartment? I understand I can call the health inspector, but frankly I have deep-cleaned my apartment so much that I’m not sure how fruitful that will be. What are my options here? Thank you
